How To Buy EPCs Online


At Green house we pride ourselves on the efficiency and simplicity of purchasing an Energy Performance Certificate. To make the most of the services we offer just follow these simple steps:


1. Create an Account & Order Your EPC
By completing the two stage form with us, you will receive your local assessor's details and the ability to arrange an appointment.


2. Book an appointment
Book a convenient time for an assessor to visit your property, up to an hour will be required. Assessors can meet you, a letting agent or tenant but please make the key holder aware the assessor is calling


3. Payment to the Energy Assessor
You don't have to pay for your EPC now. Please ensure your local assessor is paid directly, on the day of the assessment.


4. Receive Your EPC
After your energy assessor has visited the property, your certificate will be sent to you by the assessor, and uploaded to our system, so a copy is retained for you for future use.

What is an EPC?


 

The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. The certificate is a 6 page document, giving you property an energy grade according to its energy efficiency, and recommendations how to make it more efficient.

What does the certificate tell you?


The ratings are measured using the same calculations for all homes, so you can compare the energy efficiency of different properties. Part of the EPC is a report which lists the potential rating that your home could achieve.


The report lists:


. Suggested improvements (such as fitting loft insulation or improving your boiler), and the approximate cost of these
. Possible cost savings per year if the improvements are made and how this would change the energy and carbon emission rating of the property


You can use this information to:

. Help you choose a more energy efficient home to rent or buy


Does everyone need an EPC?


An EPC is required by law when a building is constructed, sold, or put up for rent. Once you have an EPC for a home for sale or letting, it is valid for ten years.


Who needs an EPC?


. Sellers or buyers of homes
. Builders - An EPC needs to be provided to buyers of newly built properties
. Landlords - You will need to make an EPC available to prospective tenants. An EPC isn't required when a tenant rents a room and shares facilities.

Non-compliance will result in a fine of £200.

The EPC only applies to England and Wales. Northern Ireland and Scotland have their own regulations.
